Mold can begin colonizing within 24–48 hours of a water event. The faster we extract, contain, and dry, the smaller the repair scope — and the smaller your claim.
Process from call to clearance.
Mitigation
- 01Source control. Stop the water at the source. We coordinate plumbers if the leak isn't already isolated.
- 02Extraction. Standing water removed with truck-mount and portable units.
- 03Categorize. IICRC Category 1 (clean), 2 (gray), or 3 (black). Category determines containment, PPE, and what gets discarded vs. dried.
- 04Containment. Plastic, negative-air machines, and zoning to keep the loss from spreading.
- 05Dry-down. Air movers, dehumidifiers, and daily monitoring with a written drying log.
Reconstruction
- 01Demo. Saturated drywall, insulation, flooring, and trim removed to dry the structure.
- 02Substructure repair. Subfloor, framing, and any structural issues addressed before close-up.
- 03Build-back. Drywall, paint, trim, flooring, cabinetry — matched to the original scope of the loss.
- 04Final walk-through. You, Derick, and a checklist. 1-year warranty on completed work.
What we use — and what we deliberately don't.
Moisture meters, thermo-hygrometers, refrigerant and LGR dehumidifiers, axial and centrifugal air movers, HEPA negative air machines, and antimicrobial application.
We deliberately do not rely on infrared cameras. We've seen too many misreadings over 26 years — false hot spots from sunlight, plumbing, or insulation gaps that look identical to moisture on IR but aren't. We confirm every reading with a pin or pinless meter against a dry standard.
Categories of water loss
- Category 1 — Clean. Broken supply line, overflow from a clean source. Typically dryable in place.
- Category 2 — Gray. Discharge from a dishwasher, washing machine, or aquarium. Requires antimicrobial and selective demo.
- Category 3 — Black. Sewage, flood water, or any source with biohazard. Full demo and disinfection required.

Documentation is paper-first on the equipment log, supplemented with photos for the file. Adjusters are flooded with claims and are human — they miss line items because of volume. We document hidden damage as we find it so nothing gets dropped from the final invoice.
